Do I need a building permit for my project?
In most cases, yes: extensions, extra storeys, new homes and many changes of use require a permit. Some smaller projects are exempt depending on the federal state. We check this for your project before you commit.
Do I need an architect for the building application?
Usually, yes – plans and application have to be prepared by a qualified professional, typically an architect. With Sondric this is included: plans and application are prepared with experienced architects.
What does the building application cost?
That depends on the type and size of your project. After a short review you receive a fixed price for design, application documents, submission and support until the decision. Authority fees, surveying and any specialist reports such as structural or fire safety are listed separately.
Which documents do I need?
Your idea and the location are enough for the enquiry. Existing plans, earlier permits and photos are helpful. If something is missing, we tell you how to obtain it – missing plans of the existing building can also be surveyed anew.
Do you work in my region?
Yes, we work throughout Germany. We coordinate digitally and personally by phone or video – we arrange on-site visits where needed.
How long does a building permit take?
It depends on the project, the documents needed and the relevant authority. After the initial review, we discuss a project timeline. We manage the application and follow-up; the authority’s review time cannot be guaranteed.
Is the enquiry free?
Yes. Your enquiry does not commit you to anything. You receive a quote and then decide whether to work with us.
What happens if the authority has questions or refuses the application?
We coordinate questions, review the feedback and discuss possible changes with you. The authority decides whether to approve the application. If a substantial redesign is needed, we agree the additional scope and cost before proceeding.
