Frequently asked questions.

When does a change of use need a permit?

Whenever the new use differs from the approved one and has different requirements – for example when an office becomes a flat or a flat becomes a holiday rental. Each federal state sets the details. We check your case.

Do I need a permit for a loft conversion?

Usually, yes, as soon as new living space is created. Escape routes, structure and insulation matter most. We clarify this and prepare the documents.

May I let my flat as a holiday rental?

Usually only with an approved change of use. Many cities also restrict the misuse of housing. We check both for your location.

What does a change of use cost?

That depends on the area and starting point. After a short review you receive a fixed price for design and application. Authority fees and specialist reports are listed separately.

Which documents do I need?

Plans of the existing building and the earlier permit are helpful. If they are missing, we request the building file from the authority or have the building surveyed.

What happens without a permit?

The authority can prohibit the use and impose fines. Insurers and buyers also check this. A retrospective permit is often possible – we check that.

Do you also carry out the construction?

No. We take care of design and permit. You commission the construction separately.
